Terms of Service

Version 2.0 — effective 29 September 2026

1. Who you are contracting with

RoomChat is provided by RoomChat LLC, a Wyoming limited liability company, 30 N Gould St #38695, Sheridan, WY 82801, United States, hello@roomchat.io. "We" and "us" mean RoomChat LLC; "you" means the person using the service.

By using RoomChat you accept these terms. If you do not accept them, do not use the service.

2. What RoomChat is

RoomChat turns a room, a whole flat or a holiday let into a shareable web page. A poster describes the place on a web form and gets a link. A person looking for a place opens the link, answers the questions the poster chose, and messages the poster directly on WhatsApp, Telegram or SMS.

A listing is a public web page. Anyone with the link can open it, and search engines can find, index and cache it. Do not put anything in a listing you are not willing to publish.

RoomChat is a noticeboard, not an agency. We are not a party to any rental. We are not a letting agent, broker or landlord. We do not hold deposits or rent, we do not arrange viewings, and we do not verify listings, rooms, prices, photos or the people on either side. When a seeker messages a poster they do so in their own messaging app, in a conversation we are not part of and cannot read.

RoomChat sends no messages. Our WhatsApp number only receives: the one message a poster sends to prove their number. Anything else sent to it gets no reply.

3. Eligibility

You must be 18 or over to post a listing, and you confirm that you are when you accept these terms. You must have the right to offer the place you list.

4. Listings

You are responsible for what you post. You confirm that your listing is accurate, that the place is genuinely available on the terms stated, and that you own or are licensed to use the photos and any video. If you post in the course of a business, say so in your listing.

5. What you may not do

6. How we moderate content

We do not monitor listings generally, and we are not required to: Article 8 of the Digital Services Act prohibits any general monitoring obligation. Content reaches us in two ways: an automated check when a photo is uploaded, and reports from people.

Automated checks on photos

Every photo submitted with a listing is checked automatically before it is stored or published by an image classifier (Sightengine) that detects sexual and explicit imagery. A photo that fails is rejected and never stored, and the listing goes live without it. Your private page tells you while photos are being checked and when one was not accepted. These checks are automated: no person sees the photo as part of the check. Apparent child sexual abuse material is reported to the National Center for Missing and Exploited Children as US law requires.

Reports from people

Anyone can report a listing or other content by emailing hello@roomchat.io with the listing link or share code, an explanation of why you believe the content is unlawful or breaks these terms, a way to reach you, and a statement that you believe in good faith that what you have told us is accurate and complete. See the contact page for the full list. We confirm receipt, and a person, not an automated system, reviews every report and decides what to do.

What we can do, and what we tell you

Where content breaks these terms or the law we may remove a listing, suspend it, restrict its visibility, or stop a user from posting. Whenever we remove or restrict content, we give the poster a statement of reasons: what we did, why, whether the decision was taken by automated means, and how to contest it. We tell the person who reported the content what we decided.

We do not operate an internal appeals body. As a micro-enterprise we are not required to, and we would rather not pretend to. To contest a decision, reply to us at hello@roomchat.io and a person will look at it again. You keep every right you have to go to a court, to an out-of-court dispute settlement body, or to complain to a regulator.

We apply these rules diligently, objectively and proportionately, with regard to the rights and legitimate interests of everyone involved, including freedom of expression and the right to receive information.

7. Fees

Looking for a place is free, and always will be at the point of use. We do not charge seekers.

Posting is free. Two paid options are planned and are not active:

Prices, when charged, will be shown with any VAT due at checkout, and payment will be by card through Stripe. If you buy Featured and we do not deliver the full period, we refund the unused part pro rata. Business listings are supplied to businesses, so the consumer right of withdrawal does not apply to them. Nothing here removes rights you have as a consumer under the mandatory law of the country you live in.

8. Availability

RoomChat depends on services we do not control, including the messaging apps a listing hands over to. We aim to keep the service available but do not guarantee uptime, and we may change, suspend or discontinue any part of it. Where a change materially affects a paid listing you have already bought, we refund the unused part.

9. No warranty

The service is provided "as is". We make no promise about the accuracy of any listing, the condition or existence of any place, the identity, honesty or solvency of any poster or applicant, or that you will find a room or a tenant. Judgement about who you meet, what you sign and what you pay is yours. Meet in person, see the place, and never send money to someone you have not met.

10. Liability

We are not liable for anything that happens between you and another user: disputes, misrepresentation, no-shows, unpaid rent, lost deposits, or anything arising from a rental agreement we are not part of.

To the extent the law allows, our total liability to you for any claim relating to the service is limited to the greater of the amount you paid us in the 12 months before the claim, or €50. We are not liable for indirect or consequential loss. Nothing in these terms limits liability for fraud, for death or personal injury caused by our negligence, or for anything else that cannot be limited by law.

11. Your content

Your listing, photos and video link stay yours. You give us a licence to store, display and distribute them for the purpose of running the service: showing the public listing page, building its link preview image, and letting search engines index it. The licence lasts as long as the listing exists, plus the retention period in the privacy policy.

12. Ending it

You can stop at any time from your private link: mark the listing filled, take it down, or delete it for good, which also erases its photos at once. We may suspend or end your access if you break these terms or use the service unlawfully.

13. Privacy

How we handle personal data, including when your phone number becomes visible and how long we keep things, is set out in the privacy policy, which forms part of these terms.

14. Changes to these terms

We may update these terms. The version and effective date are at the top of this page. We hold no way to message you, so material changes are announced on the site before they apply.

15. Law

These terms are governed by the laws of the State of Wyoming, United States, without regard to its conflict-of-laws rules. If you are a consumer resident in the European Union, this does not deprive you of the protection of the mandatory law of your country of residence, and you may bring proceedings in the courts there.
